A Center Hall Colonial

This house makes great use of space. A center entry hall has a large coat closet and enters into the dining room, living room and family room. The stairs go up to your master bedroom and three other bedrooms. There are loads of closets and storage throughout the house. The garage is oversized so you don't have to squeeze to get in your two cars, lawn mower, snow blower bikes and toys. Gardens surround it, and a sidewalk in front leads you into the rest of the neighborhood. Its a wonderful, friendly place to live with a real mix of ages and family stages. Backyard

The backyard of the house is so large, we had a section leveled just right for a hockey rink, which we would construct every winter. It is also great for soccer or baseball games, croquet or bocce. There are some raised gardens so you can grow your own veggies. Plant extra for the bunnies. A patio is right outside the family room so you can move your meals outdoors for some al fresco dining during the summer months. A mature pear and apple tree provide early fall fruit.



Family room and dining area

This is the 'heart' of the house. It is a south facing room which gets tons of direct sunlight and solar warmth in the winter when the sun is low in the southern sky, but is cooler in summer when the sun has gone north. There is a built in window seat in the eating area that can accommodate two large or three small diners, and it has storage that holds the table cloths and extra coasters and candles, or your Scrabble game to pull out and play in front of the fire. The wood burning fireplace is used by us all winter long.

Kitchen

The kitchen is part of a larger, open eating and family room area. A small entry/mudroom area, pantry closet and powder room are between it and the garage. It was designed with a very efficient work triangle so a cook will appreciate the ability to work economically....all while still being part of the activity

of family and friends in the family room.

Living Room

This living room area is a great sanctuary in the northwest of the house. Three large windows allow lots of light and fresh air.

If you want to interrupt the peace of it, there is cable hook up in this room. There is also cable hook up in the upstairs master bedroom, and in the family room and the basement playroom.

Formal Dining Room

There is a separate and 'formal' dining room. A wonderful thing about this house is that it can adapt to whatever style you bring to it, whether it be colonial, formal, causal, contemporary or country. This dining room has plenty of room for a hutch or sideboard, an expandable table to sit a large Thanksgiving crowd and plenty of chair push back room once the meal is over.

Four Bedrooms

There are four good sized bedrooms. Pictures don't do them justice, since it's hard to take photos around corners or to step far enough back to get in the whole room, so come by and take a look. Three of the bedrooms have desks built in which we will leave or take, at your desire. Each room has a large closet with Closet Crafter hardware which will accommodate even a clothes horse.

The Master Bedroom has a large walk in closet and a 3/4 bath. The other three bedrooms share a large bathroom. All rooms have large windows and tons of light. Put the early riser into the southeast room, that sees the first rays of sun each day.


Room to play

The basement has a large finished area, great for a kid's playroom or even a small day care. There is enough room for a pool table, a ping pong table or create an in home exercise room. A laundry/craft room with a tub sink is connected, making it an ideal area for kids painting or a home craft studio. You can access the outdoors through the door and stairs into the garage from the basement.

Bike Path

A short walk will get you to the back of the neighborhood and onto the South Burlington bike path. From there you can bike to work or school, connect with the Burlington network of bike paths, take the dog for a walk, or just stroll to the top of the hill to take in the magnificent views of Lake Champlain and the Adirondack mountains.
